PFB+ Debate: Tulsa or OKC?

Oklahoma is so insanely cheap.

Right. I would actually argue Tulsa might be higher based on the “desirable” areas. But again, that’s getting too deep into the weeds and doesn’t speak to the cities as a whole.

Midtown Tulsa might be more expensive than whatever the OKC equivalent is.

Ah, yes. My statement was regarding DFW suburbs.

Oh…well yeah, lol. Plano alone is more expensive than any Oklahoma suburbs.

OKC has quite comparable neighborhoods to midtown Tulsa with similar cost. Nichols Hill may trump all other areas in both cities.

One of the biggest differences though is the continuity and uninterrupted square miles of Tulsa’s midtown area where as OKC’s prime areas are intertwined with lower income/rundown blocks/areas

Tulsa midtown continuity is flawless, OKC has nothing like it, just sporadic pockets. I personally think the DFW Metroplex is an absolute hellscape at this point.

Gonna bring this one back up and see if anyone has recommendations on tattoo parlors in OKC? My friend and I (both from Tulsa) are doing an OKC weekend for a concert in May and want to get tattoos while we’re there.

Any thoughts?

Depends on your definition of Midtown. As a native Tulsan I know it’s different depending on who you’re talking to. Somewhat I agree with the continuity, but somewhat I really don’t because I’m seeing a lot of older ranch style homes in a similar neighborhood being demolished in favor of something uber-modern that doesn’t fit at all.

That’s a trend everywhere in upper-middle class neighborhoods. The neighborhoods in the Rice Village area of Houston are getting a lot of new construction. Mind you, I love some of the new houses going up.

Went through and read a lot of this thread. My thoughts…

Tulsa has the potential to be an Austin “lite” from an environmental and outdoors standpoint. The hills and lakes around Tulsa aren’t necessarily the equivalent of the hill country of central Texas but it’s not nothing either. Tulsa probably needs to lean into that more. Especially the river that runs by the casino and what not. Otherwise, Tulsa is nothing like Austin. Austin is kinda a utopia. Tulsa could be a laid back less weird version of Austin I suppose. Tulsa is a great place to live if you have money.

I think OKC is somewhat capped in potential due to the unattractive topography. That being said, it can definitely be a Dallas “lite”. It’s probably already there. Great restaurants, and the NBA does matter in this. Bricktown is also much better than Tulsa’s downtown. Most of that is due to the Thunder’s presence though. The appeal of OKC in the future is how much they build up downtown. We’ve seen the big ideas thrown out. If those actually come to fruition, then it probably won’t be close. OKC’s only hope of being a legitimate destination nationally is to lean into casinos downtown and country music. That’s it imo.

In all reality, Tulsa probably should be the city booming based on their inherent environmental and topography advantages. But they haven’t had the leadership and forward thinking nature that OKC has.

Tulsa has better music than Austin
